Kozy Livin is Lippo Karawang's purpose-built kos / coliving investment product. Every unit is engineered from the floor plate up to operate as a multi-tenant property, ensuite bathroom for every bedroom, electrical capacity matched to occupancy, three-storey vertical scheme for efficient land use, and an optional MAURENO furniture package to deliver units in operational condition.

Three models (Kozy 5 / 8 / 11) carry 5, 8, and 11 ensuite rooms respectively. Indicative cash pricing (excl. PPN) starts at IDR 799 million; furniture package adds IDR 55–121 million depending on model. Developer rental-yield projections, based on a IDR 2 million / room / month rent assumption with all 11 rooms occupied at Kozy 11 (IDR 22 million / month gross), land at approximately 12.2% gross yield for the largest model.
