The shift of logistics growth in Greater Jakarta continues to move eastward, with Karawang emerging as a key corridor supporting national distribution. This trend is driven by limited land availability in Bekasi and the rapid expansion of manufacturing, e commerce, and third party logistics sectors.
According to a study by Jones Lang LaSalle, total supply of modern warehouses in Greater Jakarta has exceeded 3.1 million square meters in 2025 and is projected to reach approximately 3.4 million square meters in 2026, with occupancy rates consistently above 90 percent. This high absorption reflects strong and sustained demand from industry players.
Amid these dynamics, Karawang is no longer merely a supporting industrial area, but has evolved into a strategic distribution hub connecting logistics flows across West Java and Greater Jakarta.
Capturing this momentum, LippoLand through Lippo Karawang introduces ECOPrime, a New Hybrid Warehousing concept designed to meet the needs of modern, flexible, and integrated business spaces. ECOPrime is a continuation of ECOSPACE Business Park, an environmentally friendly warehouse commercial area previously developed in Lippo Karawang, now enhanced with a more adaptive approach to current business demands.
ECOPrime adopts a 4 in 1 concept that integrates warehouse, office, showroom, and workshop functions within a single unit. This approach enables businesses to optimize operations, improve cost efficiency, and enhance visibility without the need for multiple locations.
From a connectivity perspective, ECOPrime offers direct access to major infrastructure networks, including toll roads, connectivity to Patimban Port, and strategic distribution routes such as MBZ and Japek II. Located within Karawang’s industrial ecosystem, which hosts more than 1,000 national and multinational companies, the project benefits from a strong demand base.
ECOPrime is available in several flexible unit options, including Type 4.5 (4.5 x 18) starting from IDR 650 million, Type 6 (6 x 18) starting from IDR 832 million, Type 9 (9 x 36) starting from IDR 2.2 billion.

In line with strong demand for logistics space, ECOPrime also offers competitive rental yield potential and long term asset value growth prospects.
The development is supported by integrated security systems and modern infrastructure, including underground utility networks, ensuring safe and sustainable business operations.
Deputy Chief Operating Officer of Lippo Karawang, Fritz Atmodjo, stated that the launch of ECOPrime reflects the company’s strategic response to the transformation of Indonesia’s logistics sector.
“ECOPrime is designed as a property solution that is not only functional, but also adaptive to evolving business needs, while offering competitive investment value,” he said.
As part of the launch, Lippo Karawang offers various incentives, including six months free maintenance fees, free deed of sale and purchase and transfer tax, as well as one time free ownership transfer.
Looking ahead, Lippo Karawang sees the logistics sector as a key driver of industrial growth in Indonesia. By delivering relevant products supported by an integrated ecosystem, the company aims to strengthen Karawang’s position as a modern logistics hub while creating new growth opportunities for businesses and investors.
