Serang, September 22, 2026, LippoLand's efforts to expand access to decent and affordable housing ownership in Indonesia have earned recognition from Indonesia Property Watch (IPW) through the Indonesia Property Record awarded to Hunian Warisan Bangsa (HWB) Purwakarta as the Most Affordable Two-Story Commercial (Non-Subsidized) Home in Indonesia.

The prestigious award was presented directly by Indonesia Property Watch CEO Ali Tranghanda to HWB Purwakarta Partner Iwang Prejady, witnessed by HWB Purwakarta & Serang Chief Operating Officer I Putu Adi Sastrawan, LippoLand Chief Executive Officer David Iman Santosa, and LippoLand Chief Marketing Officer Jopy Rusli, on Tuesday (22/9) at the HWB Serang area in Banten.

This recognition in itself also affirms LippoLand's contribution to developing more affordable commercial housing options for the public, particularly in areas with growing economic and industrial activity. Through HWB, LippoLand has developed an approach that is not only focused on providing homes, but also on how housing can remain within people's reach, stay connected to job centers and economic activity, and grow together with the area's ecosystem.

According to Indonesia Property Watch, HWB Purwakarta has become a new benchmark for affordable homeownership as well as a measurable model to help address Indonesia's housing backlog challenge. Ali Tranghanda said the need for affordable housing must be addressed by considering not only price, but also location, access to economic activity centers, and people's ability to afford it.

"Housing isn't just about how many homes are built, but about how those homes can be reached by the people who need them and are located in places that support their lives. A model like HWB shows that affordable commercial housing can be developed with a measured approach while still paying attention to environmental quality and community needs," said Ali Tranghanda.

For LippoLand itself, this award is part of a broader lesson that expanding homeownership isn't enough by simply adding more units. Housing needs to be designed to be relevant to what people can afford, located in places that support their lives, and set within an environment that allows families to build a life over the long term.

HWB Purwakarta was developed through a partnership between PT Hunian Warisan Bangsa and LippoLand, supported by LippoLand's UMKM Partnership Program. Since its introduction in late 2025, HWB Purwakarta has received a strong response from the public. In its first-phase launch in February 2026, more than 1,000 units sold out, while overall sales have now reached more than 2,000 units.

This response reflects a real need for affordable housing options in areas with growing economic and industrial activity. As is well known, Purwakarta is one of West Java's key industrial and logistics corridors, making the proximity between housing and job centers an important part of HWB's relevance.

LippoLand CEO David Iman Santosa said the Indonesia Property Record serves as a reminder that housing development needs to be viewed through its impact on people's lives, not just the number of units successfully sold. "This award is an important recognition of the effort to deliver affordable housing without compromising on livability and environmental quality. The HWB Purwakarta experience has also taught us that housing needs to be developed together with the area's ecosystem and the community's needs. What we build isn't just houses, but environments where families can build their lives and futures. HWB Purwakarta was built for people, inspired by community, and shaped for the future," said David Iman Santosa.

He added that Indonesia's housing needs are a major challenge that cannot be solved by a single company. That's why LippoLand wants to play its part by developing housing that is relevant to community needs and responsibly expanding homeownership options. "We don't see ourselves as the only answer to Indonesia's housing needs. We want to be part of the answer. For us, success isn't just when a house is sold, but when a family can have a place that gives them a sense of security, supports their lives, and marks the start of a better future," he added.

The HWB Purwakarta area is designed as a township that can accommodate more than 30,000 residents in the long term, with facilities already in operation including Tajug Istimewa Nusantara Mosque, Toko MAMA, an FmX convenience store, Bank Nobu, community facilities, as well as culinary and small business (UMKM) centers. HWB Purwakarta offers homes starting at Rp98 million, with one, two, and three-bedroom options. The layout is designed to be functional, with natural lighting, good air circulation, and parking areas. Financing schemes are available with installments starting at around Rp600 thousand per month and flat payments over 40 months.

The HWB Purwakarta experience later became part of the development of HWB Serang, introduced in July 2026. With ownership prices starting at Rp101 million and a long-term capacity of more than 30,000 residents, HWB Serang brings the same approach, adapted to the character of Banten's industrial area.
